Features of the Accommodation
The house has the following 35 features, which can be rated as an executive shared House:
1. Three types rooms are for rent: 3 single rooms [one room has Queen size bed], one double room [with two beds]
(Check availability)
2. Two bathrooms including a private toilet, one shared single toilet, heated with solar hot water system with electric booster
for winter.
3. Share in 100 GB NBN Internet [Good connectivity with basic speed]. Smart TV connected to NBN and some free channels.
4. All utilities & Internet are included in the rent, conditions apply
5. Time Management for shared Duty is integrated in terms and conditions of rental agreement
[after you chose to live here would be provided to you]
6. The house is located 7 minutes’ walk from Murdoch train station [Perth-South West Region]. Train distance from the City
is 11 minutes [every 4 min.]. Driving distance from the city is 15 minutes. The house is ten minutes walk to Fiona Stanley Hospital. Many buses
take you to various suburbs from the corner bus stop. Fremantle is 25 minutes away by buses 998-999. Murdoch University is
3 minutes away by buses 998-999, or just by bike. Coogee beach is within 20 minutes’ drive. Bull Creek Shopping Centre &
library is within 3 minutes’ walk. The house is close to 4 main roads: Kwinnana Freeway, Roe High way, Leach High way & South
Street. Market City in Canning Vale is 5 minutes’ drive away.
SpudShed [a very cheap grocery store] is within 7 minutes by bus 515, which is in our foot path. Curtin University is 25 minutes
away by bus 998-999 at the corner [every 15 min]. UWA is 45 minutes away by walk, train and one bus.
7. Usually Young educated/skilled tenants usually live here.
8. Specious with view to the park. All Rooms windows open to beautiful green gardens with many trees. Pictures available on our

9. Paint in the house is in good condition.
10. All of the house & land escaping are renovated. Bathrooms renovation date is 2019.
11. Modern kitchen, bathrooms, timber floors, walls & doors & custom built solid wooden
desks and shelves and BBQ area
12. Weekly Room rates: double Room $125/bed [2-3 months] Private Single Room
$150 [3 months], Private single room with Queen size sofa bed $155 [all room rents
includes Utilities and NBN Internet]
13. Bond rates are: two weeks rent: $250 [room 1], $300 [room 3] and $310 [room 2,
similar to ensuite].
14. A Table for a) weekly house cleaning b) weekly duties is provided, which involves tenants in
regular cleaning, gardening & maintaining the house. Those who do not share duties, pay that other tenants to do it on their
behalf. Agreed pay rate by those tenants apply or just $12/hour by default. Premium/Work Swap for Rent mode of rental. [Ask
me for details]
15. Four [or 5] car park spaces for tenants [off-street]. Owner's car would be parked under cover.
16. One large new fridge in laundry is shared by tenants
17. Flu gas log fire heater in TV room warms up 3 private rooms as well, if door is kept open
18. Blankets & quilts in room 1, with oil heat exchanger.
19. House accessories [cooking oil, salt and sugar, dishwashing detergent, cleaning detergents, liquid soap, toilet paper, rubbish bin liner, etc.] are provided
20. Tenants should make a shared Time table for cooking in the kitchen, recipes can be provided.
21. All linens, pillows, mattresses, blankets & quilts are provided. Tenants care the hygienic aspects of these items upon our policy.
22. The house is split in 2 buildings, which isolates the noise
23. Every room door has a locking key.
24. Every window has a security window, which can be opened widely for cooling and fresh air
25. Washing machine, clothes dryer [in emergency], iron with iron board
26. An under eve clothes line for rainy days
27. Smart TV, Digital Water Filter [Tap connected], wall mounted fan in private rooms and meals room in summer
28. All rooms have Bamboo timber floors.
